**Welcome and Important House Guidelines:** • We kindly ask that you respect our wonderful neighbors, who are full-time residents. Please ensure that driveways are not blocked and refrain from parking or driving on the grass. To maintain a peaceful environment, quiet hours are observed from 10:00 PM to 8:00 AM. • To ensure a pleasant experience for everyone, we require guests to be at least 25 years old to book and stay at the property. We are unable to accommodate groups of unrelated young people. • Please note that events, parties, or large gatherings are not permitted. Ensuring a tranquil atmosphere is important, and violations of this policy will result in immediate eviction, a $1,700 fine, and an additional cleaning fee of $1,000. A $350 per day fee will be assessed for every day we cannot rent the property due to repairs, cleaning, or additional maintenance for lost income. • We maintain a policy regarding overnight guests, so we kindly request that you inform us if you plan to have additional guests during the day. Jamaica Beach has specific regulations regarding the number of guests allowed in short-term rentals (STR). Our home can comfortably accommodate a maximum of 8 guests, and exceeding this limit will necessitate immediate action. The property is best for four adults and four children. If renting for only adults, we have room seven to stay comfortably. • We appreciate your cooperation in maintaining a smoke-free environment inside the house. If you choose to smoke outside, please dispose of cigarette butts in the trash can once they are fully extinguished. • We take a firm stance against underage drinking and the use of illegal drugs. Violation of this policy will result in immediate eviction for the safety and well-being of all guests. • If you bring pets, we kindly ask that you pick up after them before you leave. Please ensure your pets do not relieve themselves in other people's yards. Doggy bags are conveniently located on the column next to the stairs. We appreciate your help in placing used bags in the larger trash bags before disposing of them in the large trash bins by the street. • If you use either grill, we kindly request that you clean it afterward for the enjoyment of future guests. Please do not dispose of charcoal in the canal. • Lastly, we request that you place all trash bags in the large bins by the street before your departure. Trash pickup occurs on Mondays and Thursdays. • Do not climb the wall and illegally enter the owner's closet downstairs. This area is monitored by 24-hour surveillance. Feel free to settle in and enjoy the whole place. The only areas off‑limits are two small owner’s closets (one upstairs and one downstairs) that we keep locked for our cleaning crew. Everything else is yours to use and explore. On arrival day, we’ll send you the access code for the key set behind the upstairs gate, so getting in is quick and hassle‑free.
